Every document below is an official Dubai Land Department, RERA or Ejari form, reproduced exactly as issued. We host them so you can read the actual instrument before you sign one — not a summary of it. Fourteen files across five groups.
Read this first. These are government forms, not our templates, and we have not edited a word. The Dubai Land Department holds the authoritative versions and revises them without notice — check you are working from the current revision before you rely on any of them. Where a form exists in Arabic and English, the Arabic text prevails. The standard Dubai tenancy contract. Carries the 14 mandatory clauses, the current Special Terms and Conditions, and cites Law 26 of 2007, Law 33 of 2008 and Decree 43 of 2013. This is the version Ejari registers.

Signed between a property owner and the brokerage before marketing a unit for lease. Records ORN, BRN, commission split between owner and tenant, and the Exclusive or Non-Exclusive election.

عقد بيع وشراء عقار بين البائع والمشتري
Five parts and 26 clauses covering property details, mortgage information, existing tenancies, deposit held in trust, the 4% DLD transfer fee split between the parties, and referral of disputes to the Dubai courts. The Arabic text prevails where the two versions differ.

Full setup path: wallet registration and KYC, DDS linking, beneficiary setup in Ejari, payment schedule, submission to noqodi, then the tenant signs the Direct Debit Authority which goes to their bank. Also covers stopping a payment, cancellation, retries and rejection handling.
